Alpha Realty Brokered The Sale of Five Properties in Brooklyn and Queens

Alpha Realty brokered the sale of five properties in Brooklyn and Queens. Principal Lev Mavashev along with his team, Yehuda Leser and Jake Brodie, represented both the buyers and sellers in these transactions:

• 110 Avenue C, in the Kensington section of Brooklyn sold for $3,350,000, or $209 psf. The four-story property consists of 20 apartments and totals 16,000 s/f. The buyer and seller were both local private investors.

• 48-33 47th Street in Sunnyside, Queens, sold for $1,600,000. Delivered vacant, the building totals 4,000 s/f and contains six apartments. The sale price equates to $404 psf and a projected 7.5% cap rate.

• 5302 Church Avenue, in the East Flatbush section of Brooklyn is a corner mixed-use building with three stores and two apartments above. The property sold for $1,225,000, resulting in a 5.5% cap rate.

• 934 Glenmore Avenue, Brooklyn, is a six-unit apartment building located in East New York. It sold for $1,180,000 to a local private investor. The sale resulted in a cap rate of 7.5%

• 642 Vermont Street, East New York, Brooklyn, sold for $1,260,000 in an off-market deal. The property consists of six apartments and a two-car garage currently being used as an auto body shop. The property traded at a 6.9% Cap Rate.
